INHS purchased Compass, formerly known as Auble’s Mobile Home Park, in August 2021. It is a 138-pad manufactured community located in both the Village of Trumansburg (Tompkins County) and the Town of Covert (Seneca County).

INHS purchased Compass Manufactured Home Community, formerly known as Auble’s Mobile Home Park, in August 2021. The 151-pad manufactured housing community is located in both the Village of Trumansburg (Tompkins County) and the Town of Covert (Seneca County). It is home to more than 90 households or approximately 200 individuals and provides stable and affordable housing that is within the Trumansburg School District, connected to public transit and forested hiking trails, and within a short distance to the Village center.
 
The Redevelopment Project (Phase 1 – Infrastructure) began in 2022 and included removing vacant blighted structures and replacing with energy efficient manufactured homes, making repairs to existing park-owned homes to ensure all safety and code issues are addressed, installing new roads, sanitary lines, street lighting, landscaping, and a playground, as well as improving existing water and drainage systems. Funding for the project was over $7 million and was provided by a generous grant from Enterprise Community Partners and low-interest financing provided by NYS.
 
The Redevelopment Project (Phase 2 – Infill) is planned to begin in spring of 2026 and will aim to develop for sale affordable housing on existing vacant sites within Compass and to increase the rate of home replacements for owner occupied substandard housing. Grant funding has been secured totaling over $3.5 million to support these activities.
 
The purchase also includes over 70 acres of additional land that could be redeveloped for future housing or other uses. The organization continues to meet with community stakeholders to discuss possible improvement plans and progress.
