Celebrating 100 Homes Sold into the Community Housing Trust

We’re thrilled to celebrate a major milestone: 100 households have now purchased homes through the Community Housing Trust (CHT)! This achievement marks a significant step forward in our mission to make homeownership accessible and sustainable for families with modest incomes.

Since 2009, all INHS for-sale homes have been part of the CHT, a shared equity program that ensures permanent affordability. Homeowners purchase the house while the Trust retains ownership of the land, dramatically reducing the cost of buying a home. This model not only lowers upfront costs but also keeps property taxes and operating expenses manageable—thanks to energy-efficient construction and special tax assessments.

In exchange for these benefits, homeowners agree to a modest cap on resale profits, allowing them to build equity while preserving affordability for future buyers. It’s a win-win that extends the impact of every dollar invested in affordable housing.

Among the 71 homes currently in the Trust, 29 have already changed ownership, proving the long-term value and sustainability of this model. And with ten new homes in Trumansburg and four in Ithaca soon to be sold into the CHT, we’re continuing to grow.

Each home sold represents more than just a roof over someone’s head—it’s a foundation for stability, opportunity, and community. We’re proud of this milestone and grateful to the partners, funders, and homeowners who make it possible.
