Glen Lake Apartments, Watkins Glen

Glen Lake Apartments is a mixed-income, mixed-use new construction project located one block from downtown and walkable to the picturesque waterfront in the Village of Watkins Glen. The project is in partnership with Watkins Glen Housing Authority and includes the new construction of a total of 34 apartments, plus non-residential space for a 7,341 square foot childcare center providing educational opportunities for children birth to age five. The three-story building will be equipped with an elevator, a community room, laundry room, and a mix of one and two bedroom apartments with bulk storage space available for each unit.

Construction on Glen Lake Apartments began in December 2019, and is on track to be completed in early 2021. Rental applications are available here.

Cayuga Flats, City of Ithaca Scattered Site

INHS’ Cayuga Flats project is a $9.2 million mixed-use, rehab and new construction project that’s part of the organization’s Scattered Site portfolio, one of the largest sources of affordable housing in the City of Ithaca. The project includes the rehab or new construction of 29 efficiency, 1, 2 and 3 bedroom apartments and two commercial spaces in the portfolio.

Renovations and upgrades of rehabilitated units include new roofs, heating systems, siding, flooring, kitchens, baths, landscaping, energy efficiency upgrades, and more.

The new construction project, 209 Elm Street in Ithaca, will contain 13 units: ten one-bedroom apartments and three two-bedroom apartments. Close to downtown and bus routes, the newly constructed building is in close proximity to shopping, and health and human services, and will be constructed to extremely high-energy and green building standards, including EPA Energy Star and LEED-certified. It is scheduled to be completed by February 2021.

Founders’ Way, City of Ithaca

In 2019, INHS purchased the former Immaculate Conception School property from the Immaculate Conception Church with the intention of redeveloping the property into a vibrant mixed-use community, designed to address high-priority local needs. Founders’ Way, named collectively for the founders who established INHS in 1976, underwent an extensive community engagement process over the course of four months in 2019 to ensure the final design of the project reflected neighborhood characteristics and addressed community concerns.

Plans for the project include 75 units of affordable housing ranging in size from studio units to four-bedrooms with rents affordable to households with incomes from less than 30% of the Area Median Income (AMI) to 100% AMI. The largest existing wing of the school will be retained and reused, while the smaller existing wing will be demolished and replaced, creating a multi-family building with 67 new apartments.

Currently, the project is on track to move forward with construction beginning April 2021 with completion targeted for fall of 2022.
