Village Grove Attains Passive House Certification
It’s official! Village Grove, part of the Crescent Way subdivision in Trumansburg has officially received Phius CORE 2021 Design Certification, making it a passive house and NetZero development. It is INHS’s greenest project to date, and is one of the first Passive House affordable housing projects that uses geothermal in New York State.
This fully electric and energy efficient community is a residential mixed-use, mixed-income project on a 19-acre parcel of land located in the Village of Trumansburg. The development includes 10 Community Housing Trust for-sale homes and 46 rental units, comprising one 40-unit multi-family building and two three-unit townhomes. Construction of the rental portion is complete, while the for-sale homes are expected to be complete in late 2025.
Projects earn Phius Design Certification when their energy models are reviewed and approved by the Phius Certification Staff. This review process ensures the project is designed to hit all targets outlined by Phius’ climate-specific, cost-optimized standard. The Phius CORE 2021 standards focus on quality, durability, health, safety, and cost-optimized conservation on the path to zero energy.
As a Phius Design Certified Project, Village Grove is now listed in the Phius Certified Projects Database – the most comprehensive database of passive projects in North America.

In 2019, the project received nearly $1 million from the Governor’s Buildings of Excellence competition. The project demonstrates a high-performance, low-carbon operation with building construction that could help bring efficient, green building to scale in NYS. Village Grove will be one of the first affordable housing developments in upstate New York to attain Passive House certification and utilize ground source heat pumps and plans to achieve NetZero through the purchase of off-site community solar.
