Village Grove Receives Passive House Design Cert

Posted Jun 1, 2023

INHS is proud to announce that Village Grove has received Phius Design Certification.

Village Grove, part of the Crescent Way subdivision, will be a residential mixed-use, mixed-income project on a 19 acre parcel of land located in the Village of Trumansburg. The project has 10 CHT, and 46 rental units in total; the rental portion of the project includes one 40-unit multi-family building and two three-unit townhomes. Construction is set to start in Spring 2023.

Projects earn Phius Design Certification when their energy models are reviewed and approved by the Phius Certification Staff. This review process ensures the project is designed to hit all targets outlined by Phius’ climate-specific, cost-optimized standard.

As a Phius Design Certified Project, Village Grove is now listed in the Phius Certified Projects Database – the most comprehensive database of passive projects in North America.

“Earning Phius Design Certification is a significant step toward creating a healthy, resilient, comfortable building. Phius projects target the sweet spot where energy savings overlap with cost effectiveness, and this milestone proves Village Grove is designed to hit those targets,” James Ortega, Phius Project Certification Manager

In 2019, the project received nearly $1 million from the Governor’s Buildings of Excellence competition. The project demonstrates a high-performance, low-carbon operation with building construction that could help bring efficient, green building to scale in NYS. Village Grove will be one of the first affordable housing developments in upstate New York to attain Passive House certification and utilize ground source heat pumps and plans to achieve NetZero through the purchase of off-site community solar.

The project will now undergo third-party quality assurance inspection by a Phius Certified quality assurance professional to confirm the designs were properly implemented and will perform as modeled. Once those results are approved by the Phius Certification Staff, the project will earn Phius Certification.
