The kids are back at school, beach weather is behind us, and snow will be flying before we know it. If you’re a homeowner, it’s important to take steps to protect your home from the cycles of freezing and precipitation ahead. Sunny falls days are also the perfect time to repair anything that escaped your attention while you were busy barbecuing and savoring those long summer days.

INHS’s popular Homebuyer Education series offers a class just for homeowners who need some pointers about maintenance. If you’re ready to start on those tasks now, here’s a handy checklist. Each home is different, but, in general, here’s what you’ll want to cover:

    • Roofs, eaves, and vents: Examine for signs of damage, and remove any nests or debris.
    • Gutters and downspouts: Clean out gutters and downspouts (or hire a company to do it) and caulk any leaky spots. Make sure downspouts are connected and discharging water away from the home.
    • Vines and bushes: Trim them away from the home — there should be several feet between the building and any vegetation.
    • Paint: Check for flaking paint or decay. Scrape and repaint before winter to avoid moisture damage.
    • Windows: Check for gaps or damaged caulk around window trim; re-caulk if necessary.
    • Weatherstripping: Check around doors and windows for missing or damaged weatherstripping.
    • Screens and storm windows: Fix torn or damaged screens, and install storm windows and doors if necessary.
    • Plumbing: Check for leaks under sinks and around tubs, toilets, and washing machines. Check hot water tanks and septic systems if applicable. And peek around for water in your basement while you’re at it!
    • Heating and HVAC systems: Clean or replace filters if applicable, or have the system serviced by an HVAC company (they can service hot-water heaters, too). Chimneys and fireplaces should be cleaned and inspected for safety, and any damage repaired before use.
    • Smoke alarms: Smoke alarms should be tested monthly. Been awhile? Add this to your seasonal tasks!
    • Mold: Look for signs of mold and address any issues with safe abatement strategies — or consult an expert.
    • Water shut-off valves and electrical shut-offs: Even if shut-offs are in good condition, it’s a good idea to remind yourself where they are and how to use them. If they’re not already identified, labeling main water and electrical shut-off points can save you valuable time hunting for the right shut-off in an emergency.
