Compass MHC

Compass Manufactured Housing Community (MHC) was purchased by INHS in 2021 and includes 138 sites for manufactured homes, providing a mix of rental and owner-occupied homes. A major redevelopment project began in the fall of 2022 that will bring much-needed improvements across the park.

Project details

At the time of purchase, substandard infrastructure, amenities, and older housing stock made substantial improvements necessary for the long-term health and viability of the park. Since the purchase, INHS has committed to keeping rents affordable, and has begun looking for grant funds for home replacements and improvements, has improved park-owned lots and infrastructure, and has provided support for owner-occupied homes through the Minor Repair program. Importantly, INHS has also been working on securing funding for necessary improvements to infrastructure and amenities like a playground, play court, and additional parking/storage for residents.

Planned improvements to infrastructure are budgeted for nearly $6 million and include paving and widening the road to 20’, sewer and water line replacement and upgrades, electrical upgrades from 100 amp to 200 amp service for most homes, new mailboxes, and installation of street lighting. Funding from NYS Homes and Community Renewal, Enterprise, and INHS will support the project, which will be carried out by general contractor LRS, a Lansing based company, along with several subcontractors. Engineering firm TG Miller will help oversee the project, along with INHS staff, which is set to begin in November ‘22 with substantial completion expected by July 2023.

In addition to necessary maintenance and improvements to infrastructure, plans include the installation of a playground and play court, improved drainage, landscaping updates, relocation of the bus stop to a more central and accessible location, and the replacement of an old and dangerous barn with a new parking and storage area. The project will also include the installation of garbage facilities for resident use and the removal of 12 abandoned homes and the installation of replacements. Substantial completion is planned for Spring 2024.
