September 2024 Project Update

Dear Neighbor,
As you have probably seen, work has begun on the parcel at 113-119 Sears Street, where INHS is developing four new for-sale homes. We are beyond excited to have construction started at last, and we wanted to provide neighboring residents with an update on the project!
Our site contractor is currently excavating for the new foundations, and we expect that concrete work will begin by the end of the month. The sidewalk on Sears in front of the parcel is currently closed for public safety while it is being removed and rebuilt.
The City of Ithaca Water and Sewer Division is coordinating the installation of the water and sewer lines to the four new homes. We believe the intent is to carry out the work later this week, and the estimate is that it will take two days. Because the water and sewer mains are in the street, this work may involve some disruption to traffic or parking on Sears for those work days.
We recognize that any street work or parking closure is very inconvenient, especially on a small street like Sears. All INHS work is being carried out from the east side, accessing the parcel from the County’s Tioga Street parking lot, with no vehicles or equipment using Sears Street at any time.
Once the foundations are complete, the modular homes will be transported to the site on trailers and set in place by a crane. We expect this will take place in late October, and we will be sure to let folks know when we have set dates. Watching the crane assembling homes is an exciting thing to see!
Following the set, the homes’ siding will be installed and the porches will be built, along with some additional finish work inside. Landscaping and fencing will round out the project. We expect the homes to be complete around the end of the year.
