Cayuga Flats Honored with Preservation Award
INHS was recently recognized by Historic Ithaca for its rehabilitation and green preservation of two buildings within its Cayuga Flats development. The project is part of INHS’ Scattered Site portfolio of 129 units throughout the City of Ithaca. Every year, Historic Ithaca presents awards for sensitive restoration and preservation projects within Tompkins County.
The two buildings honored, 111 W. Clinton St. and 227 S. Geneva St. (constructed in 1851 and 1924, respectively), recently underwent rehabilitation to address deferred maintenance issues and to improve energy performance.
Work performed on both buildings include: exterior woodwork repaired, bathrooms and kitchens replaced, new cabinets, countertops, water-saving fixtures, and energy efficient appliances installed, original wood floors refinished, and light fixtures replaced with original light fixtures retained and rewired. At 227 S Geneva, portions of the original stucco was replaced, new roof installed, non-original windows replaced or original windows retained, while 111 W Clinton received a new high-efficiency furnace and new air-source heat pumps.
Both buildings have received State and Federal Historic Rehab Tax Credits, and have achieved National Green Building Standard Silver Certification. Overall energy usage decreased by 38 percent at 111 W. Clinton St., and by 30 percent at 227 S. Geneva St. Because the properties were recapitalized as part of this project, they now have realistic replacement reserve accounts, ensuring sufficient funding for future maintenance and repairs.
INHS will be recognized at the 2021 Historic Preservation Awards ceremony on September 23 at La Tourelle, along with the other awardees.
