INHS is dedicated to expanding housing opportunities for low and moderate-income residents of Tompkins County and the surrounding region. It seeks to foster communities that embrace diversity, equity, and sustainability in ways that produce lasting outcomes.

2019 Annual Report

This year’s annual report theme, Meet the Mission, encouraged us at INHS to look inward on what is most important to the organization: our impact and our values.

As we look back on 2019, we cannot help but be filled with gratitude for the unwavering support of our volunteers, board members, supporters, donors, and community partners who continue to make our work possible.

Our first-ever digital report is full of amazing stories and highlights from 2019 that we are so proudly reflecting on during this challenging start of a new decade, including:

  • The acquisition of Founders’ Way, the former Immaculate Conception School, which gave us the opportunity to collaborate with the Washington Park Neighborhood in the City of Ithaca to help shape the site design process;
  • A community-centered celebration marking the completion of the renovation of Ithaca City Apartments;
  • Two projects beginning construction, including our first development in Schuyler County; and the renovation and new construction project Cayuga Flats in the City of Ithaca;
  • The first NeighborWorks Organization in the nation to have its entire Lending Department achieve HUD certification for housing counseling.

Thank you to everyone that played a part in making all of the accomplishments you will find throughout this report possible, and who have stepped up in 2020.

The obstacles that 2020 has presented with the global COVID-19 pandemic put much into prospective for us, including the critical need of continuing to provide stable, healthy and safe homes to the most vulnerable of populations throughout the public health crisis. Although we are disappointed that we could not celebrate 2019 in-person during our annual meeting, we at INHS are putting all of our efforts into protecting our clients and staff, and ensuring they are safe. We look forward to seeing you all in 2021.

Sustainability

Real Estate Development

One INHS’ most important values is sustainability. INHS strives to make homes and communities more sustainable through promoting energy-efficiency, practicing green building standards, and making homes healthier.

This mentality hit a high note in 2019 when the proposed development in Trumansburg, Village Grove Apartments, was selected as a winner in New York State’s inaugural $40 million 2019 Buildings of Excellence Competition.

The project received $1 million and will mark INHS’ greenest project to date.

When completed, it will be one of the first affordable housing developments in upstate New York to attain Passive House certification, and utilize ground source heat pumps with plans to achieve NetZero through the purchase of off-site community solar.

INHS Purchase Former Immaculate Concept School

INHS purchased the former Immaculate Conception School in Ithaca with the intention to reimagine the historical property into a vibrant mixed-use community, designed to address high-priority community needs. INHS hosted four community engagement meetings in 2019 to gather feedback on initial site plans and community needs.

INHS Receives $1 Million to Advance NY’s Carbon Neutral Future

INHS’ development in Trumansburg, Village Grove Apartments, was selected as an award-winning project under New York State’s inaugural $40 million Buildings of Excellence Competition. Awarded projects demonstrate low carbon performance, profitability, and the ability to be adopted broadly to bring the building to scale in NYS.

Watkins Glen Mixed-Income Project to Bring Area’s First Childcare Center

Glen Lake Apartments marks INHS’ first development in Schuyler County, and includes the new construction of a total of 34 apartments, plus space for a childcare center providing educational opportunities for children birth to age five. This is all in close proximity to the beautiful waterfront of Seneca Lake and downtown Watkins Glen.

Creativity

Lending

 

The INHS Lending Department is centered on developing creative lending solutions that allow low- to moderate-income families realize their dream of owning a home.

This is done through a multifaceted and comprehensive lending program that includes one-on-one financial counseling, educational outreach, financial assistance, and an experienced lending team.

In 2019, INHS met with the Evergreen Family to discuss their extensive experience with the organization and its programs.

After purchasing their home with the support of INHS, they realized the house needed work in order to continue to be a healthy and safe place for their family.

INHS was then able to provide new gutters, lights, solar panels, a septic tank, and tested the home for lead.

This support allowed the family to preserve their financial future and create a safe place for them to grow old together.

Attorney General Announces Grant to Support INHS Community Housing Trust

INHS welcomed Attorney General James to the 210 Hancock development where she announced that Tompkins County received a $900,000 grant through its Community Land Trusts Capacity Building Initiative. Tompkins County awarded INHS the funds to expand its Community Housing Trust, which will add 18 additional homes into the Trust.

Expansion of Homeownership Opportunities Made Possible by $1 Million from NYS

Two HOME Local grants awarded from the New York State Homes and Community Renewal totaling $988,500 will expand INHS’ homeownership program. The funds will provide down payment and closing cost assistance to 34 additional low- and moderate-income households throughout Schuyler, Seneca, Tioga, and Tompkins Counties.

INHS Introduces Post-Purchase Classes to its Education Offerings

INHS is constantly looking for ways to expand its homeownership experience. In 2019, it introduced four new post-purchase classes that focused on helping those who recently purchased a home learn how to protect their investment, keep up with seasonal maintenance tasks, and explore how to hire the right contractors.

Inclusion

Property Management

 

INHS believes that housing is a building block for inclusion, and that everyone, regardless of income or race, deserves the opportunity to access safe and stable housing without sacrificing their financial futures.

In 2019, INHS completed a $21 million renovation of 98 units in 31 buildings in the City of Ithaca with the goal of improving the lives of its residents by making energy efficiency upgrades that lower utility bills, protecting the long-term financial stability of its tenants.

During the ribbon cutting ceremony of the Ithaca City Apartments project, INHS tenant Ossie Heath-Crump enforced that we were successful by saying, “When I received my first utility bill, I thought it was a mistake because it was so much lower than before the renovations. This project has fed my physical, social, emotional, and financial well-being.”

INHS Welcomes Veteran Walking Across Country

INHS staff, local politicians and veterans gathered to cheer veteran Tommy Zurhellen as he walked through Ithaca on his cross-country voyage to bring awareness to veterans experiencing homelessness.

ICA Ribbon Cutting Brings Together Community

The completion of the renovations and refinancing of Ithaca City Apartments was celebrated with an unforgettable ribbon cutting that included face painting, lawn games, ice cream and family-friendly science based activities. The rehabilitation project included 98 rental units in 31 buildings scattered throughout Ithaca.

Solar Array at 210 Hancock Provides Energy Utilized by Residents

INHS prioritizes the needs of the environment with sustainability being at the core of its values. Its 210 Hancock development has installed solar arrays on its roof. Residents at 210 Hancock utilize the energy produced through the panels.

Respect

Home Repair

 

Helping our neighbors maintain a safe and healthy home is just the beginning what we do at INHS.

The way people feel after an encounter with INHS is just as crucial. In 2019, INHS met with Small Repair clients Mary and Sonny who were eager to maintain their independence by continuing to live in the home they raised their family. Safety concerns were raised, however, when Mary admitted she found herself falling often and could not assist herself up.

INHS was able to install grab bars throughout the house, which lead to peace of mind for their family.

Of their experience, Mary said, “What touches me the most is that INHS is so willing to help us elderly people. We get lonely, and often times we are looked over because of our age. INHS made us feel worthy of the help and that they really cared about us and our safety.”

INHS Gives Thanks to its Donors

INHS recognizes that its community makes its mission and work possible. To thank them for their generosity, INHS celebrated Giving Tuesday by sharing stories of gratitude from their neighbors.

Giving is Gorges Raises Over $10,000 for Small Repair Program

Together the INHS and the community raised $10,625 to provide free home repairs to homeowners aged 60 and older, and those with disabilities throughout Tompkins County.

New Home in Dryden Added to Community Housing Trust

INHS hosted an open house for its first Community Housing Trust home outside of Ithaca in October. The newly updated, affordable home will be sold to a first-time homebuyer of low income. The success of this beautiful updated home is owed to the Construction Services Department.
