INHS is dedicated to expanding housing opportunities for low and moderate-income residents of Tompkins County and the surrounding region. It seeks to foster communities that embrace diversity, equity, and sustainability in ways that produce lasting outcomes.
2019 Annual Report
This year’s annual report theme, Meet the Mission, encouraged us at INHS to look inward on what is most important to the organization: our impact and our values.
Our first-ever digital report is full of amazing stories and highlights from 2019 that we are so proudly reflecting on during this challenging start of a new decade, including:
- The acquisition of Founders’ Way, the former Immaculate Conception School, which gave us the opportunity to collaborate with the Washington Park Neighborhood in the City of Ithaca to help shape the site design process;
- A community-centered celebration marking the completion of the renovation of Ithaca City Apartments;
- Two projects beginning construction, including our first development in Schuyler County; and the renovation and new construction project Cayuga Flats in the City of Ithaca;
- The first NeighborWorks Organization in the nation to have its entire Lending Department achieve HUD certification for housing counseling.
Thank you to everyone that played a part in making all of the accomplishments you will find throughout this report possible, and who have stepped up in 2020.
The obstacles that 2020 has presented with the global COVID-19 pandemic put much into prospective for us, including the critical need of continuing to provide stable, healthy and safe homes to the most vulnerable of populations throughout the public health crisis. Although we are disappointed that we could not celebrate 2019 in-person during our annual meeting, we at INHS are putting all of our efforts into protecting our clients and staff, and ensuring they are safe. We look forward to seeing you all in 2021.

Real Estate Development
This mentality hit a high note in 2019 when the proposed development in Trumansburg, Village Grove Apartments, was selected as a winner in New York State’s inaugural $40 million 2019 Buildings of Excellence Competition.
When completed, it will be one of the first affordable housing developments in upstate New York to attain Passive House certification, and utilize ground source heat pumps with plans to achieve NetZero through the purchase of off-site community solar.

This is done through a multifaceted and comprehensive lending program that includes one-on-one financial counseling, educational outreach, financial assistance, and an experienced lending team.
In 2019, INHS met with the Evergreen Family to discuss their extensive experience with the organization and its programs.
INHS was then able to provide new gutters, lights, solar panels, a septic tank, and tested the home for lead.
This support allowed the family to preserve their financial future and create a safe place for them to grow old together.

In 2019, INHS completed a $21 million renovation of 98 units in 31 buildings in the City of Ithaca with the goal of improving the lives of its residents by making energy efficiency upgrades that lower utility bills, protecting the long-term financial stability of its tenants.

Home Repair
The way people feel after an encounter with INHS is just as crucial. In 2019, INHS met with Small Repair clients Mary and Sonny who were eager to maintain their independence by continuing to live in the home they raised their family. Safety concerns were raised, however, when Mary admitted she found herself falling often and could not assist herself up.
Of their experience, Mary said, “What touches me the most is that INHS is so willing to help us elderly people. We get lonely, and often times we are looked over because of our age. INHS made us feel worthy of the help and that they really cared about us and our safety.”
